The key reassurances built into the sales process are as follows:
The Escrow Account
All financial dealings were through an escrow. An amount equivalent to 20% of the value of the plot is collected as a booking deposit, which is a 100% refundable within a period of six weeks.
The title deed documents are then handed over to the customer for their verification. Once the papers are verified then the customer places a further 60% of the cost of the plot in the escrow. The land is registered in his/her name. A copy of the registered document is handed over to the customer while the original document is kept with the escrow. The balance 20% is collected in 2 equal installments based on the progress of infrastructure development at site such as roads, storm water drains, and streetlights. Post dated cheques for the last two installments are collected and entrusted with the Escrow. Customer concurrence is sought before these cheques are deposited. The final sale deed is handed over once the total amount of the plot is paid.
Project Consultant
An independent project consultant has been appointed to assess the progress of work at site both from the qualitative and quantitative perspective. The money from the escrow is released to the contractors only based on certification by the independent consultant. This same process of project consultant/ escrow is also followed when the customers want to build their cottage on their plots.
Panel of Architects / Contractors
In order to facilitate the process of building a cottage for our customers, we have
a panel of architects/ contractors pre-approved by the project consultant. A completely transparent process allows the customer to make a choice of architect / contractor from this panel. All rates are discussed directly between the architect and contractor. The project consultant plays an advisory role here ensuring that the rates quoted are in keeping with current market rates.
Facility Management Services
An appropriate enterprise shall be appointed to provide facility management services for our customers. This includes 24-hour security service, maintenance of common areas such as roads, storm water drains and streetlights.
The FMS also takes care of paying land taxes, telephone and electricity bills, etc.
Special services, such as gardening, planting etc can be availed at an extra cost.
Customer Response Cell
A customer response cell has been established to communicate with our customers and to arrange for site visits. This is largely done through the net and when required, over the telephone or in person.
