Customer Reassurances

The key reassurances built into the sales process are as follows:

TITLE DEED DOCUMENT COPIES

The title deed document copies are furnished to the customers for verification. Once, papers are verified and total sale consideration is paid, registration formalities shall be completed, the original registered documents shall be furnished to the owners upon disbursement of maintenance fee of Rs.2,00,000 per plot/field.

PROJECT CONSULTANT

An independent project consultant has been appointed to assess progress of work at site both from the qualitative and quantitative perspective. Payments to civil contractors is based on certification by independent consultants. The independent consultant shall follow the same procedure and support plot owners to build their home.

PANEL OF ARCHITECTS / CONTRACTORS

In order to facilitate the process of building a cottage for our customers, we have a panel of architects/ contractors pre-approved by the project consultant. A completely transparent process allows the customer to make a choice of architect / contractor from this panel. All rates are discussed directly between the architect and contractor. The project consultant plays an advisory role here ensuring that the rates quoted are in keeping with current market rates.

FACILITY MANAGEMENT SERVICES

An enterprise has been appointed to provide facility management services for our customers. This includes 24-hour security service, maintenance of common areas such as roads, storm water drains and streetlights. The FMS also takes care of paying land taxes, telephone and electricity bills, etc. can be availed at an extra cost. Special services, such as gardening, planting etc. can be availed at an extra cost.

CUSTOMER RESPONSE CELL

A customer response cell has been established to communicate with our customers and to arrange for site visits. This is largely done through the net and when required, over the telephone or in person.
