The construction technology will incorporate local building materials and techniques to the maximum. Depending on the soil conditions, foundations will be laid with concrete piles and plinth beams. Not only will this increase the stability of the building, it will also leave the natural slopes relatively undisturbed by erosion.
Almost all the walls will be made of random rubble masonry to utilise local material and save on the transportation cost of purchasing from the valley. The roofs will be filler slabs of RCC with Mangalore tile cladding to blend with the local style. The doors and windows will be manufactured from local wood with grilles and mosquito mesh.
Though wood is considered to be a diminishing resource, it is still the only building material that safeguards the environment during manufacture. Keeping in mind the scarcity of this material, it is a challenge to use it judiciously.
In the choice of finishing materials for the houses, we would try to use eco-friendly finishes in terms of paints and wood treatment with coloured cement floors to offset the greenery outside.
Waste-management will be done using ecologically sound techniques. All the gray water will be recycled, either by cluster of houses or individually, depending on the feasibility and economics of the system adopted. This treated water will be used for landscaping needs.
The filtered roof water will be stored in a sump under the car porch to be used for flushing the toilet and other non-potable water needs.
Alternative energy systems and resources will be used where ever possible after studying the cost-benefit factors. The clients will be advised on systems, devices and fittings that have high energy efficiency ratio.
These include lighting systems and fittings, water saving devices, water heating and irrigation systems for the gardens. The emphasis will be more on reducing the use of energy and primary resource consumption without compromising on the service provided. For this, natural lighting and ventilation is studied for all the spaces within the houses.
